Cancelation due to emergency

Hi there,

I am a host on airbnb and my apartment has been facing water infilteration issues from the roof. A contractor has fixed it temporarory but he has informed the whole building that the roof has to be changed. Due to heavy snow and snow in Montreal, we have to change the roof end of May early June and this might take around 3 weeks. I am obliged to cancel 3 guests that have booked my place during that period. Airbnb is charging me $50/cancelation but I see that if there is an emergency and if I have supporting documents showing this issue is real (which I do and it is) the cancelaiton charge can be removed, but there are no instructions as to how to make this claim, can anyone help with this?

Call AirBnB, let them cancel.
