How does a refund work on a long term rental?

A guest has made a 30 plus booking with me. He then requested to change the booking to a day earlier, and then again to four days earlier. I know he is travelling across the country and the room was vacant when he asked so I agreed.

 

It's been 4 days now and he has requested to check out early as it is not what he expected. 

 

Honestly, he just doesn't gel well everyone.

 

I have no problem with him leaving as the situation would be better that way but the question of his refund is now an issue. As he was a long stay guest, a monthly rental is due to be paid out to me. It has been processed but I haven't received it yet. 

 

He has changed the reservation to now be only 4 days and I have accepted the change. How will he be refunded and how will this impact me? Once the money clears in my account, do I have to pay it back to Airbnb, or will they halt the payout to me somehow.

 

He urgently needs the money to move on, but honestly it's not my problem.

 

I don't have a number to call so I'd just like someone to clarify what exactly is going to happen.

AirBnB manage the refund. Under no circumstances should you give him money as he will be double refunded, once by you and then again by AirBNB, who will debit the amount from your next booking. 

 

You  can only tell him that he needs to speak to AirBnB if he is not happy with that. 

 

AirBnB will refund him in due course and you will be debited that amount from your next booking.

The guest needs to give notice to to cancel his reservation and is held to the long-term cancellation policy.  If you choose to give him additional monies back, these monies will be deducted from your future earnings. Think of it this way, you've been paid for the reservation, so Airbnb will recoop those funds from other reservations (this is in the terms of service).  As for the guest, he is beholden to the long-term cancellation policy and will only be refunded if you say it is okay.  He needs to be the one who cancels.  Hopefully you've been adjusting his reservation dates all along since there were changes so you are paid for the full amount he stayed with you.  The guest will be refunded as soon as all the details are finalized.

Assuming it still a long term booking then you get to keep the first month, if you wish to refund part of it takes a week or so for ABB to process.
