@Linda1208

The subject of your posting is "Damage fees" ?

But i learned you are asking about setting a rate for your listing

I think you should search on Airbnb in your region for similar accomodations and learn about prices.

Goto https://www.airbnb.com/s/Twain-Harte--CA--United-States/homes and use the filters to select.

Please note prices shown in search are including Service Costs and cleaning fee (if any).

Look at the actual listing to find out price details by simulating a booking.

Do not follow Airbnb "price tips", they are generally not very realistic.

Hope this helps,

Emiel

Thanks! I’ll do that, but my rental is in Twain Harte. I’m not too worried about damages but you never know!

@Linda1208, it really depends on your market and what you offer. I can get anywhere from $75-$100 per night for a studio apartment depending on the season. But if it were located 1 hour south, close to the ocean, I would probably be asking $150-$175 per night during the summer months. Try playing with your prices and see if you still get bookings.
