regulations of owner occupied - renting just one/two rooms

Hello,

My community like many others is drafting regulation of short term rentals. I am living in and own my home, and just renting one/two rooms. I have never had a problem in five years with any complaints in the neighborhood. I maintain the impact is no more than if I have a roommate, which I can legally do.

Does anyone have experience with a successful argument like this in their community?

The Airbnb income helps me to maintain and improve my home plus I love it.
