The price,cleaning fee and service fee that I have entered for my listing i different to what is reflected when trying to book.

How can this happen?

Hi Linda - you don't really give enough info, however it is probably accounted for by the fact that a guest pays a booking fee, which they will see when searching or booking - history a separate service fee to Airbnb for each booking. That affects the nightly rate etc that people see.

But the price alters depending on dates.....I do not have smart pricing on

You have a weekly discount - could that be it ?  In your calendar I see the same price throughout any free day in the coming months.

The pricing differ from one day to the next even for a 2 night booking...and I do not have smart pricing activated.

Very odd - when I enter dates the pricing is consistent.

So.. I put in 27th to 30th Jan price came up as R533

29th to 30th Jan price came up as 600

22nd to 24th Feb price came up as 550.

Can you try those date and see what you get.
