How to respond if I can't reserve the unit right away?

I am representing a unit at a local resort, where I own time-share rights. I get lots of inquiries, but they are for 2016 dates, and the unit can't accept 2016 reservations until January 1, 2016. How should I respond - should I go ahead and pre-approve the bookings? Should I message the client back and let them decide if they are comfortable booking under those arrangements, not having a definite confirmation until January?

I wouldn't pre-approve anything unless I was 100% sure I could fullfil the reservation.  You sure don't want to be cancelling as the penalties are rather stiff and if there are too many, might cost you the listing on Airbnb.  If you have to wait until January 1, I would explain to the guest that you will contact them at that time.  But you need to realize that the guest will probably book elsewhere in the meantime.
