Hello. I am new to Airbnb. I have started hosting, but starting in the middle of August I am adding a living room to my Airbnb along with room for 2 more to sleep, which means I will raise my price. Any suggestions on how to approach that?

Hi Jane, I would try a $40 increase for dates that are closest to today and try a $70 increase for dates that are further out. If you end up not getting bookings at that price point, you can always reduce the price for those nights as you get closer.

@Jane691  I would change your listing to 4 guests and add an extra guest fee for over 2 people of $15-$20 per person.

Do you suppose that somewhere in my description area I should say something along the lines of “adding a living room which will allow for 4 guests” and then change the price manually in calendar?
