Hosted or unhosted?

Hi All,

I'm confused as to whether my place is hosted or unhosted...

My listed space is part of my house, but it has a separate entrance and I've put in a small kitchen. It also has an entrance to the house via a door I keep locked when I have guests. I've basically turned it into an inlaw unit (which my inlaws stay in once a month!). I currently have it listed as an 'entire place'. Would I fall under the 90 day max rule? Would it change if I listed it as 'shared', whcih I don't think is a fair or accurate description for guests.

Thanks!

We have a similar configuration and list the "in-law" as private/whole apartment (not shared).  Because it is part of the house that is your permanent residence it is "shared" and should not be subject to the 90 day limit.  We completed the registration process and have a number.

If you have it listed as an enitre unit, then it is no question that this would be considered un-hosted under SF law. Units that are built without permits, are being cracked down on as an additional issue.
