Homeowners' Insurance - Help!

Can anyone advise on  Insurance to go with, i live in Australia, nsw and i just have a studio area for airbnb with one king bed  joined to my home. Caroline.

BJS and Trident both offer a  single policy covering Building and Contents for both myself and short term guests (I live in the house).

Trident Landlord Insurance I needed to add an additional policy to cover my personal contents and the whole policy costs less than policies just for guests or standard building and contents.  They have several options to suit different requirements.It also covers me for rental loss - you can specify the amount. 

BJS Home Share Insurance was a bit more expensive and did not cover rental loss.

I used Sharecover last year and on its own costs considerably more and only covers damage caused by guests, you still need a standard Home & Contents policy.
