Booking both rooms as a single booking

Hi All. I am new to this. I have listed my 2 rooms separately. Just wondering what the best way to list both rooms as a "single offer". Is it better to have a third listing - 2 rooms, 3 beds (4 people) OR offer a Special Offer to a guest booking both rooms? What experience have people had with this?

Hi @Marion0. Welcome to the world of hosting. We do this and I recommend a third listing. That way your guest total/search works better and pricing is automatic. Just be careful about your calendar! Block off the other rooms on the calendar when guests book rooms or you will double book! I use the "multi calendar"page on desktop(not app) a lot to double check this. You do NOT want to have to cancel guests!

I do the same as described before.. Really a shame though Airbnb doesn't have a better option for this!

Hey @Marion67,

You should create a third listing as @Elaine-And-Chuck0 proposed. 

 

There is a way to semi-automate the calendar to block the dates.

Say you have 2 rooms:

Room 1  is listing #1,

Room 2 is listing #2.

The combined listing for rooms 1 & 2 will be called Listing #3.

 

 

  1. Go to your single listing #1 -> Calendar -> Availability settings -> Sync calendar - > Export Calendar and Copy the provided link.
  2. Go to the combined listing #3 -> Calendar -> Availability settings -> Sync calendar - > Import Calendar and Paste the calendar link you copied before and name it "Room 1 calendar" or something similar.
  3. Repeat step 1 for listing #2.
  4. Repeat step 2 by pasting the calendar from listing #2 to for the combined listing #3.
  5. If more than two separate rooms repeat steps 3 and 4 for each extra room.
  6. After finishing you should have a list with all the partial calendars on the right of the screen. Hit the little circle arrow to force them to sync now.
  7. Check the calendar of listing #3 to see that it is blocked for all the days that the other calendars are booked.
  8. You are set.

***IMPORTANT***:This moves all the bookings of each separate room to the combined listing and blocks the dates. It does not work the other way around, meaning: if you get a booking for listing #3 (both rooms at once) it will not block the dates on each individual room. You will have to do that manually.

 

Alternatively, if you get more bookings on the combined rooms than each room individually, you could do the opposite process export the calendar of the combined room and import it to each of the single rooms. Just remember to manually update the reverse process.

 

I hope my instructions are clear and not overmwelming, ill gladly explain it further, just gimme a comment.

This doesn't help me.

I have two rooms - a double and a single.  If I create a combined listing with TWO ROOMS, I would have to list it as an entire house.  Surely that's not a correct description.

You would still list it as a private room. Just show pics of both rooms and describe it as two rooms if you have more people in your group. Yes, there is no option for private rooms. Not entire house if you are there too. I have this and still have to explain it when they book!
