Renting a 3BD2.5BA alone or adding in cottage for 4 BR rental

I am curious if anyone has both a 3BR rental and a 4BR rental? Which gets booked more often? My situation is that I have lovely 3BD 2.5BA house with additional  guest cottage in Seattle. I can either keep the main house as a 3BD 2.5 BA rental or add in the cottage. My other alternative is to keep the cottage as a care taker cottage. Which is nice for watering the garden and not having an empty house. Our buzy time is June, July, Aug and Sept. The rest of the year is hit and miss.
