Listing type private room in guesthouse vs separate apartment

I need a little piesce of advice in listing my place, i have a place consists of 4 separate studios (each have a private bathroom & small kitchen but with no cook), i have shared area (big terrace) that all guests can use,  and also a big kitchen that can be used in cooking and is shared between all my guests,

the problem is that i don't know the best option to describe my studios whether to be "private room" in guesthouse or 4 separate apartement ?
