Listing position

Hi does anyone know how the positioning of one's listing is determined ? It cannot possibly be simply by the number of reviews as some listing have been around longer then others but may not be as active as some newer listings . How can a listing be always the first in three years even if the bookings

are falling ? Any suggestions ?
