our base price is for 2 guests for studio (35€) and for 2 bdr apartment  (50€).

Base price for 3 bdr apartment is for 4 guests (85€). 

Our price for every next guest is 10€

So , for the studio, if you have one guest,  is the base price still 35 euros?

@Betty124, it depends on how your listing is set up, including its size.

 

My setup would mean unknown guests would have to share common spaces, which in my listing, would not be ideal. Therefore with two bedrooms I set my pricing for the whole space, whether one or four people use it, the overall cost is the same. Yes, more linen etc with four, or adding an infant, but what goes around comes around.

it depends on how many people you can accommodate and how high the demand is in your area and how much you can charge.

For example, we can accommodate:

2 guests in the studio (base price is for 2)

6 guests in the 2bdr apartment ( base price is for 2)

8 guests in the 3bdr apartment (base price is 4)

 

Our 2bdr apartment is often booked by 2 friends, colleagues or family member . if I would rise my base price and set it for 3+ guests then it would not be booked so often.

The best would be to research your competitors and set your price accordingly.

I do have a good many guests that come by themselves, either: 

 -for work, or

-for testing, or

 -for job interviews.   

I think having one guest at a time  is WAY easier than two.   

Even if it's a couple who live  together, sometimes they still use two of the beds.

So twice as many sheets ,   as well as twice as many towels, etc.

@Betty124, my base price is for two. I still have to do the same amount of cleaning and laundry for one as opposed to two. Typically, the same amount of electricity as well. It might be less water usage for one person but that also depends on the person/couple.

@Betty124   I have two bedrooms set up with one price for two people. My reasoning being its its a the same amount of work for two as one. The rooms have one double bed. I'm experimenting with my third room. It has two beds so it often is booked by friends who don't want to share a bed. It is one price for the first guest and the R$20. for each additional person.  It was my least booked room until I changed the pricing. So now it is the cheapest if you are a single person. I'm interested to see if I get more bookings at this lower price.
