How should I organise the price of my listings?

We currently have 5 listings on here.

Because we live in the house,we can't let it as a whole house.

To let people know that we can take large groups i.e. wedding party's etc.

Two of the listings state we can sleep 10

But what happens is Airbnb reads the listing and then puts 9 extra guest all in the same listing

Example £39 listing £20 x 9 extra guest.

I then have a standard letter I send out explaining that for instance 10 people (lets say 5 couples)

equates to £39  plus £20 extra guest 5 times.

Is there an easier way???????

I looked at your listing and I doubt how you have listed your rooms reflects the actual situation.

 

Keep it simple, list each room individually, 5 listings, mention in each one that there are 4 other rooms, if you are prepared to offer a discount if they book multiple rooms mention that as well, send them a special offer to cover that situation.

@David126 has give you some good advice about how you can arrange your listings and pricings - it can be complicated to work out the best way to do it!
