We hope you all are having a wonderful week. My name is Christy Schrader, and I’m the Director of Community Engagement at Airbnb. I’m also a proud Co-Host in beautiful San Francisco. I’d like to welcome you to our official Host Q&A for the 2024 Summer Release

 

On May 1, Airbnb CEO Brian Chesky announced upgrades that will help you simplify communication with your guests, get a better look at your earnings, reorder your photo tour and provide more information on who you’re hosting. Brian also announced better ways to travel together and the extraordinary new experience of Icons. 

 

We invite you to share your questions about these new features in this thread until Friday, May 10th. Our team will compile the top questions, and I will come back to you with answers by the end of the month.

Thanks for the regular updates from Airbnb.

I would love to see a feature where we can easily mark specific days on the calendar if we can't do check-ins or check-outs on those days. When I mentioned this in a post, other hosts pointed out that one can use professional tools to do this. The professional tools feature has helped me tremendously, but setting up those rules is quite a process. I still wish the regular calendar (which already allows us to block days of the week from check-ins and check-outs) could just allow us to tick specific calendar days when we can't change guests. I hope my explanation makes sense!

J' apprécie particulièrement la possibilité d' avoir les revenus en format PDF, c' est une facilité qui était très attendue. Les nouveaux graphiques par mois sont aussi très clairs.

-La page message renouvelée est très pratique aussi

-Par contre où se trouve maintenant la recapitulation  du nombre de séjours sur l' année ?

-La parti commentaires a changé aussi dirait-on et ce n' est pas facile de trouver les réponses que l' on a fait aux commentaires des voyageurs, d' ailleurs je ne les vois plus.

- j' aimerais bien retrouver le son de la notification d' avant, comme tous les hôtes. 🙏

Dans l' ensemble  cette édition summer 2024 est un vrai progrès !

Olá @Christy-Schrader ,  gostei de todas as atualizações que entram em vigor em 1º de maio.

Algumas considerações que não se aplicam nas minhas hospedagens:                                                   

  • As fechaduras inteligentes, parece que somente EUA e Canada. O cofre, já sujeridos por um hospede não atende a minha hospedagem, pois é uma cidade litoranea com poucos vizinhos fixo, ficando vuneravél e também em época de feriados, minha residência acomoda, no maximo 6 pessoas, já aconteceu de chegarem em 10 pessoas, se o check-in não fosse presencial, teriam desfrutado da acomodação,  podendo danificar a residência.
  • Gostei das atualizações do painel de ganhos, atendem minhas expectativa.
  • Quanto ao uso de IA, terei que aprender a usar, mas nada que não consiga.
  • Gostei sobre as atualizações sobre os hospedes, teremos um perfil mais completo, dando condições de conhecer melhor os hospedes.

Hi @Christy-Schrader , I like all the updates that come into effect on 1st May. A few considerations that don't apply to my accommodations.

  • The smart locks, it seems that only USA and Canada. The safe, already suggested by a guest, does not suit my accommodation, as it is a seaside town with few permanent neighbours, making it vulnerable and also at bank holiday times, my residence accommodates a maximum of 6 people, it has happened that 10 people have arrived, if the check-in was not in person, they would have more guests enjoying the accommodation without my consent, which could potentially damage the residence. 
  • I like the updates to the earnings panel, they meet my expectations.
  • As for the use of AI, I'll have to learn how to use it, but nothing I can't manage.
  • I liked the updates on guests, we'll have a more complete profile, enabling us to get to know the guests better.

Olá @Christy-Schrader , as mudanças no chat foram interessantes, com a possibilidade de enviar reações.  No entanto, uma mudança que seria mais útil é poder responder diretamente a uma determinada pergunta do hóspede, principalmente quando ele faz diversas perguntas seguidamente.  Esta funcionalidade "Responder esta Mensagem" poderia estar junto com as opções de "Copiar esta Mensagem" e "Denunciar esta Mensagem".  Ajudaria bastante.

 

A outra mudança que foi implementada e que para mim dificultou muito a identificação do imóvel no chat foi a exclusão do Nome Interno do imóvel.  Eu tenho vários anúncios no Airbnb, e é impossível decorar o título de todos os anúncios.  O nome interno agiliza o processo e o direcionamento das ações.

Hi @Christy-Schrader , the changes to the chat were interesting, with the possibility of sending reactions. However, one change that would be more useful is to be able to reply directly to a particular question from the guest, especially when they ask several questions in a row. This “Reply to this Message” feature could be combined with the “Copy this Message” and “Report this Message” options. It would help a lot.

 

The other change that has been implemented and which has made it very difficult for me to identify the property in the chat is the exclusion of the property's Internal Name. I have several listings on Airbnb, and it's impossible to remember the title of every listing. The internal name speeds up the process and the targeting of actions.

@Christy-Schrader Thank you. The Summer Release, in my view, was well executed and relatable to hosts whether new or experienced. The interactive updates are particularly well received. I am delighted to be able to get a PDF report of my Earnings, monthly or yearly and on an Airbnb Letterhead. This is very good. 

The messaging upgrade is welcome. I realize though that I am not receiving SMS notifications of bookings or enquiries. However, these do come on my email. The Airbnb alert is missing on my side. Yet i have put up notifications for all. Was the function disabled?

I have had several hosts reach out regarding smart lock integration not working, so this is one thing I wanted to raise and make sure your team is aware of!

Hi @Muni66 ! So glad to hear that you're finding the new features within messaging intuitive! What do you think about the AI - suggested quick replies function for Hosts? Do you look forward to using it? 

 

Regarding the smart lock integration, it seems like a concern for several Hosts. Did you or the other Hosts who shared this issue with you, reach out to the Customer Support team to know what could be causing the issue?

I had some quirky things happening at the beginning of the release with my Resources tab for Ambassadors, but that has been resolved.

I think for now I'm just adapting to the changes and where things are hidden.

One thing I would love to see is a quick button to the listing while communicating with the guest, you can click show calendar but not a listing button. This way if I need to check details about our listing when I'm talking to a guest it would be quick and accessible. I manage over 40 listings so I have to scroll and find it otherwise. 😕 

I am feeling a little lost in the inbox as others have suggested with multiple listings it's a bit overwhelming. I hope there is a better organizational method in the future for pros /cohosts maybe?

Hi @Mark5465 , Welcome to the Community and thanks so much for sharing your thoughts.  With such a good volume of listing as yours, managing listings and messages from guests can definitely be a daunting task.
